Meeting was called to order by Dave Yeager at 7:oo P.m. It was noted 3 members were present for a quorum. The
following members were present: Dave Yeager, Natalie Yancey and Sally Osteen. EPM Services were not present.
A motion was made to approve proper notification and the minutes from January 21, 2008 meeting. The motion was seconded and unanimously approved from the board members.
Noted : minutes from previous meeting available on request, and will be posted on website soon (delayed due to Pattie getting sick and not available).
Financial Report
- Operating account $1,659.75
- Managing account $53,897.14
- A.R. owed $103,617.35
- 57 certified letters being sent out for past dues.
- 18 promissory notes and 10 foreclosures.
Homeowner asked if receipt of certified letters could be done by email which would save us .50 cent per letter. Board will check with EPM to see if that option is available.
$550.00 check has been received for the trees at the front.
There is no longer electric or water to the front. We are working with the landscape company for a rate change due to no work being done on the left side. Lift stations no longer being maintained by us as far as water (maintaining grass in the summer will be biggest expense).
Total budget $142,000.00
Total assets with a.r. $169,786.79
EPM will provide a copy of financials upon request.
ARC and Landscape Committee reports
No new requests have been received.
As far as painted driveways ( ones already done ) still trying to work out what can be done.
Violation summary
Sally Osteen did the drive thru with Karen with EPM. Had a total of 98 violations (to be reviewed by board before being sent out) Board reviewed and narrowed down.
Trash cans—only ones in front of garages were noted (view from board members not to send out letters). Everyone is getting the bigger cans (wait and see).
Need to get clarification on trailers on side of house, see what our by-laws state.
Do not send out letters for trimming of trees or plastic flowers in yard.
Any work being done have ARC talk with homeowner.
No letters to be sent out for parking on grass or over sidewalk it is a city issue.
Unfinished Business
Banyan should have to dismantle, not us. Need to put it in writing showing we are not taking responsibility.
Walgreens – still set to begin construction. The property will be deeded to QV.
Suggested we post on website a friendly reminder to pet owners to pick up after their dogs.
New Business
Opening on board (Pattie had resigned do to health reasons). Opened to homeowners to volunteer. Kerry Postel volunteered. Dave Yeager made a motion for Kerry Postel to join the board was seconded by Natalie Yancey.
Lift stations are city property new signs are in place (noted towels are still being flushed).
Sign in front no soliciting sign is bent and will be replaced.
Break-ins Channel 9 Dave Yeager wanted everyone to know it is not only Minneola but all surrounding areas.
ASKING FOR VOLUNTEERS FOR CRIME WATCH. Need to get it up and running.
Community Yard Sale. City of Minneola will issue permit for $25.00 to be paid by QVLOA. Set date for April 12, 2008. Post on website and Woody will make signs for the neighborhood to get the word out.
Homeowner asks for the teenagers to stop cutting through yards. Natalie knows most of the teenagers and will speak with them and their parents on this matter.
