Quorum was met.
Meeting was called to order by David Yeager, at time 7:15 p.m.
Board members in attendance were as follows: David Yeager, Natalie Yancey, Alfred Rodriguez and Mel Ash. Kerry Postel was absent.
Lisa Donohue from EPM was present.
Motion made by Mel and second by Alfred to approve the April 23, 2012 minutes.
Treasurers Report by Lisa Donohue
- As of April 30, 2012
- Regions Operating Account: $105,838.21
- Regions Money Market: $149,004.16
- Accounts Receivable: $118,356.49
Committee Reports were given as follows:
ARB Report:
- 807 Shore Breeze Way — Approved
- 455 Gentle Breeze Way — Approved
- 781 Whisper Sound St. — Approved
Violations:
- Drive through completed. A number of vacant homes in need of lawn maintenance. Grasshopper 7 day notice to be sent.
Landscaping:
- Retention ponds — Installation of Concrete pads completed.
- It was agreed that fence will be 7 ft. high on or in front of wall. Contact will be made to secure estimates for fence. Alfred to look into Bill Bidding fence bidding.
- PLM and Lisa walk through of ponds complete and the pick up of garbage before mowing explained.
- Lisa to secure Landscape quote for entrance (left side by Autozone).
- Flowers by gate to be assessed by Lisa for new flowers at next inspection.
Unfinished Business:
- 129 Gentle Breeze Drive — Painting and cleaning complete. Needs carpet. Major crack on floor. Agreed no more work to be continued at this time.
- Foreclosure is moving fast; sale date hearing set for July 1st.
- Lisa — to question Attorney if feasible to move forward with remodeling and if foreclosure is finalized after leased out, will HOA get money back for full term of lease.
- Lisa to make contact to interview other Attorneys.
Under New Business the following topics were discussed:
- Lisa to work with Accounting regarding $8.52 & $4.40 amounts showing on 90 day.
- Speed limit sign at Gentle Breeze & Southern Breeze to be replaced. Picked up but never replaced by City. Contact to be made to City by Lisa for replacement.
Next meeting will be June 27th, 2012.
