Quorum was met.
Meeting was called to order by Mel Ash, at time 7:25 p.m.
Board members in attendance were as follows: Kerry Postel, Mel Ash and Alfred Rodriguez. David Yeager and Natalie Yancey were absent.
Lisa Donohue from EPM was present. Doug Wilder from Merrill Insurance was also pressent for the first part of the meeting.
Insurance
Doug Wilder came to talk to us about the insurance policy that we have for QVLOA. Our previous insurance provider stopped providing insurance for Home Owner Associations, so they researched other companies that we could use. Bankers Insurance Group was selected. The General Liability coverage is double It was $1million and it is now $2million. We have a $1million policy for Directors and Officers Liability. The premium though is half the previous policy. We are saving approximately $5,000 per year.Mr. Wilder explained the coverage that we have and how we are protected. He advised that we also have non-owned auto liability coverage which covers people when driving on QVLOA business. Mel Ash took a copy of the policy to meet with David Yeager for him to sign the policy.
Motion made by Alfred and second by Kerry to approve the November 2012 minutes.
Treasurers Report by Lisa Donohue
- As of December 31, 2012
- Regions Operating Account: $16,602.62
- Regions Money Market: $146,650.11
- Accounts Receivable: $89,554.08
- Lisa also advised that we now own title on 136 Carlyle St. Lisa will arrange General Liability insurance while the property is owned by QVLOA.
Committee Reports were given as follows:
ARB Report:
- 1 Painting request pending
- 1 Shed approved
Violations:
- Lisa did a drive through the neighborhood and advised that the neighborhood was looking good.
Landscaping/Maintenance:
- Electricity in the middle island: We are now waiting for Progress Energy to set the meter and the connect the power. Brite Electric will let us know when this happens.
- A neighbor of 400 Gentle Breeze requested for the tree in the backyard of this foreclosed home to be trimmed as he is concerned it will fall into his yard. A motion was made by Alfred and a second by Natalie to obtain prices to get this work done. UPDATE: this property is now owned by the bank so we will not proceed with any work on the property for now.
Unfinished Business:
Under New Business the following topics were discussed:
- A request was made by a homeowner for more speed limit signs in the neighborhood. We advised that we had already contacted the City about this and they advised that we had an adequate number of signs. A homeowner did point out though that the speed limit sign that used to be on the right hand side as you entered the neighborhood has not been replaced since it was knocked down. This is an important sign to have so Lisa will call the City and ask them to replace this sign.
Motion to adjourn Alfred, and a second Kerry.
Next meeting will be on February 27th, 2013.
