Quorum was met.
Meeting was called to order by Dave Yeager, at time 7:15 p.m.
Board members in attendance were as follows: David Yeager, Natalie Yancey and Mel Ash. Alfred Rodriguez was absent. The open seat on the Board was filled by acclamation by Stephen McPherson. Mel made the motion to acclaim Stephen as the new Board member and Natalie seconded it. All agreed and the motion passed. Stephen volunteered to be Secretary of the association.
Lisa Donohue from EPM was present.
Motion made by Mel and seconded by Natalie to approve the February 2013 minutes.
Treasurers Report by Lisa Donohue
- As of February 28, 2013
- CNL Operating Account: $93,467.52
- Regions Money Market: $100,021.14
- CNL Reserve Account: $54,233.36
- Accounts Receivable: $134,076.35
Committee Reports were given as follows:
ARB Report:
- ARB requests were reviewed and signed by ARB committee.
Landscaping/Maintenance:
- A motion was made by Mel and seconded by Natalie to trim the trees and pressure clean the sidewalk and driveway at 136 Carlyle. The association currently has title to this property.
- A motion was made by Natalie and seconded by mel to have the playground checked for safety.
- The Board asked management to confirm availability of electric power to the palm trees at the entrance to the property for Christmas lights.
- Janitorial service was requested for the common areas of the property. Management will request bids.
- Len Deleo requested management to purchase bags for the doggie stations.
Unfinished Business:
- The Board determined the association was not responsible for the maintenance of the fence at the home at the corner of Gentle Breeze and Southern Breeze. The fence is the current owner’s responsibility.
Under New Business the following topics were discussed:
- Board requested code enforcement be called concerning a dump truck that is often parked on Whisper Sound. Barbara Feger would provide address.
- A motion was made by Mel and seconded by Steve for the association to proceed with lien foreclosure on all homes in the association that owe more than $1000 in delinquent fees and assessments and are not in bankruptcy or bank foreclosure.
Motion to adjourn by Natalie, and a second by Mel at 8:20 p.m.
Next meeting will be on April 25th, 2013. Meetings will be held on the fourth Thursday of each month from this date forward.
