Meeting was called to order by David Yeager, at time 7:15 p.m..
Board members in attendance were as follows: Dave Yeager, Steve McPherson, Lynn Anoai, Mel Ash and Alfred Rodriguez.
The management company was represented by Lisa Donohue of EPM Services.
The January 2015 minutes were approved with a motion from Dave and seconded by Steve. All agreed. Motion passed.
Treasurers Report by Lisa Donohue
- As of January 31, 2015
- CNL Operating Account: $133,018.86
- Centerstate Bank Money Market: $131,067.24
- CNL Reserve Account: $139,701.35
- Accounts Receivable: $93,142.88
Financial
- A motion was made by Dave and seconded by Mel to deposit $100,000 from the Centerstate Bank money market account into a new higher interest money market account at Old Florida Bank. All agreed and the motion carried.
Committee Reports
- Multiple ARB applications were submitted and approved.
Landscaping/Maintenance:
- Steve made a motion to have PLM trim the palm trees. Lynn seconded the motion. All agreed and the motion carried.
- PLM to be requested to send a picture of what the new plant bed at the entrance sign would look like.
Old Business:
- The Board was given three proposals for speed indicators from management to look over this month. Management will put speed indicators on the agenda for March's meeting.
- A motion was made by Dave and seconded by Lynn to have Attorney Cara Singletary send letters to Walgreens, Dunkin Donuts, McDonalds and J&K Mgmt. This letter will ask for past and ongoing payment for the irrigation that is to be a shared CAM (Common Area Maintenance) by these businesses. This letter will be the first step in a potential lawsuit in an effort to have this portion of Quail Valley's irrigation paid for. This Quail Valley parcel was previously paid for 100% by Rock Southern Breeze until the foreclosure sale to J&K Mgmt (formerly Fulmer). Since that time, Quail Valley has paid 100% of the irrigation charges that should be shared by the before mentioned businesses.
New Business:
- A motion was made by Lynn and seconded by Steve that only one violation will be sent out from here forward before the owner is to be sent a violation letter from the attorney. Until this time, three letters were sent from EPM before one was sent from the attorney.
- The one garage sale for the year will be held on Saturday, October 10th with a limit of $400 to be spent on advertising.
Motion to adjourn by Mel at 8:40 p.m.
Next meeting will be held on Thursday, March 26th, 2015 at 7:15 at the Minneola City Hall.
