The meeting was called to order, at time 7:15 p.m..
Board members in attendance were as follows: Mike Ellis, Dave Yeager, and Ray Nivarel. Mel Ash and Alfred Rodriguez were absent.
The management company was represented by Lisa Donohue of EPM Services.
The November 2015 minutes were approved with a motion from Mike and seconded by Ray. All agreed. Motion passed.
Treasurers Report by Lisa Donohue

- CNL Operating Account: $68,705.92
- Centerstate Bank Money Market: $31,423.40
- CNL Reserve Account: $155,828.54
- Iberia Bank Reserves: $100,166.27
- Accounts Receivable: $28,402.67
Committee Reports
Landscaping/Maintenance:
- The Board agreed to keep the roses in the median for the time being.
- The dead palm tree at the entrance must be removed by PLM.
- The lights in the informational sign are not working correctly and must be checked.
- Management will meet with Board President to inspect community.
- The trees at the entrance need to have the canopy lifted.
Old Business:
- A motion was made by Mike and seconded by Ray to wait until the next meeting for the Board to decide whether or not to proceed with the lawsuit against Walgreens.
New Business:
- A motion was made by Ray and seconded by Mike to cash both checks from attorney of QV346, Mr. Walker, despite the claim that the attorney is sending one of the checks for $854.31 under protest. All agreed that both checks be cashed and the motion carried. Any overage in payment should be returned to Mr. Walker with “final payment” written on the check. Mr. Walker disagrees that the owner should have to pay any fees other than assessments. He sent a separate check for overdue assessments of $1350.70. The assessment check has been on hold because cashing the check would be accepting it in full and complete payment of the account.
- Ray made the motion and Mike seconded it to have Al Cook send a copy of the letter from Mr. Walker to the Florida Bar as Mr. Cook suggests in his letter dated November 17, 2015.
Motion to adjourn by Mike at 8:30 p.m.
Next meeting will be held on Thursday, February 25th, 2016 at 7:15 at the Minneola City Hall.
