The meeting was called to order, at time 7:15 p.m..
Board members in attendance were as follows: Mike Ellis, Ray Nivarel and Mel Ash. Alfred Rodriguez and Dave Yeager were absent.
The management company was represented by Lisa Donohue of EPM Services.
The February 2016 minutes were approved with a motion from Mike and seconded by Ray. All agreed. Motion passed.
Treasurers Report by Lisa Donohue
- As of February 29, 2016
- CNL Operating Account: $139,653.06
- Centerstate Bank Money Market: $31,444.07
- CNL Reserve Account: $158,734.26
- Iberia Bank Reserves: $100,223.75
- Accounts Receivable: $66,194.56
Committee Reports
- A motion was made by Mike and seconded by Mel to appoint Ray to the ARB. Ray accepted the appointment and the motion passed.
- The ARB requested that management send actual color chips to the ARB not computer printed colors as they are not accurate.
- A motion was made by Ray and seconded by Mike to remove the ARB box in the median at the entrance. The Property Doctor will be requested to remove box.
Landscaping/Maintenance:
- Management will give Melissa Nivarel the contact number for Jan of All Trades to help refurbish the informational sign.
- Dave Grunderman, the Property Doctor, to reinstall signs at retention ponds at Gentle Breeze and Southern Breeze.
- Management to recommend Property Doctor to install tapcons in the picnic table at the park pavilion to eliminate movement of tables.
- PLM to weed wack more efficiently throught property.
- The retention pond on Tradewind is not mowed as often as other retention ponds. PLM will be reminded not to forget this pond.
- PLM to be asked to clean out and weed outlet in the retention pond at Tranquility and Gentle Breeze.
- Dave Grunderman will be asked to repair white fence at entrance of association.
Old Business:
- With the absence of Dave Yeager, President, the Board agreed to wait until the next meeting to make a decision whether or not to go forward with the lawsuit against Walgreens.
New Business:
- A motion was made by Mike and seconded by Ray to go forward with mediation, when necessary, when owners have passed the three violation letters and letter from Al Cook. Either Mike or Mel would be able to attend the mediation and represent the Board.
Motion to adjourn by Mike at 8:04 p.m.
Next meeting will be held on Thursday, April 28th, 2016 at 7:15 at the Minneola City Hall.
