A regular meeting of the Quail Valley Lot Owners Association, Inc. Board of Directors was held at the Premier Association Management on December 18, 2019, at 7:15 p.m.
Board Members present were Ray Nivarel (President), Ron Caron (Director) and Laura Smith-Jones (Vice President). Marie Aguirre represented Management.
Meeting called to order at 7:18 p.m.
Previous Meeting Minutes: November 26, 2019
- Laura Smith-Jones motioned to accept minutes; Ron Caron seconded, and all approved.
Financial Report
- Report was presented by Manager, Marie Aguirre.
Manager's Report
- Manager reports that community is looking good. 2 Trash cans have been ordered for park and Board would like them bolted to the ground. Advising will open work order for Sam.
- Also advised Board that pet waste bags are not being picked up promptly and we will ned to consider hiring someone else for this job.
ARB Report
- Ron Caron has volunteered for the ARB committee. Manager will add Ron to the ARC tracker system.
Unfinished Business
- Laura Smith-Jones motions to increase the award for yard of the month from $25 Lowes/HomeDepot card to a $50 Walmart card. Ron Caron seconds and all approve.
- Attorney Patryk Ozim is the new association Attorney and Ray presents Marie with the new signed contract. All issues will now be sent to him regarding collections and covenant demands.
- Laura-Smith Jones advised the Board that she will be getting the $250 discretionary funds back from Matt.
- Ray Nivarel advises that some residents have voiced opinions about the Christmas lights looking cheap despite the request to have more color for this year's decorating.
New Business
- Yard of the month for December is 235 Gentle Breeze. Laura Smith-Jones motions to award yard of the month to 235 Gentle Breeze. Ron Caron seconds and all approve.
- Again this month there were no new security incidents in the community.
- Management is still working on pressure washing estimates.
- Laura Smith-Jones motions to add a hook and eye to information board; Ron Caron seconds and all in favor.
- Board would like to bid out landscaping and get 3 bids.
- The 2020 budget was formally accepted. Laura Smith-Jones motioned, Ron Caron seconded, all in favor.
- Call landscaping company about the overflowing pet stations at Tranquility and Gentle Breeze.
- Ray Nivarel asks that Marie confirm with the City of Minneola about returning to meet on the 4th Thursday of every momth.
Member Forum
- Ray Nivarel advises that some residents have voiced opinions about the Christmas lights looking cheap despite the request to have more color for this year's decorating.
- Laura Smith-Jones reports that a Spectrum truck is parking overnight at Magellan next to the lift station and suspects this is not a homeowners. Asks Marie to check into it.
